About the City of St. George Utah

Few cities can boast the beauty, variety, and stability that St. George can. Here is a city surrounded by breathtaking scenery, nestled in a temperate climate, and anchored to a proud heritage. St. George is located in a transition zone where basin and range meet the Colorado Plateau. This creates a cornucopia of geological formations found no where else on earth. Canyons, mountains, ancient floodplains and terraces, synclines and anticlines, faults, laccoliths, cinder cones and extinct volcanoes, are just a few landmarks which add to the beauty and scenic diversity of this area. It challenges geologists and attracts outdoor enthusiasts from all over the world.

The St. George lifestyle has many different meanings: to the business man, it’s a moving thriving city; to the retiree, it’s a tranquil, clean, and scenic haven; to the tourist, it’s a colorful, enjoyable, and warm destination; and to the St. George condo or homeowner, it’s a great place to live.

St. George is located in the South-West part of Washington County in Southern Utah and is home to over 100,000 people. This sun-drenched city is the gateway to nine state and national parks, such as: The Grand Canyon, Zion Canyon, Bryce Canyon, Capitol Reef, Arches, Canyonlands, Pine Valley, Fish Lake, and Snow Canyon National Parks. The popularity of state monument and recreation areas tell as much about the growth here as do the statistics. St. George is the fastest growing metropolitan city in the country. Between the years of 2000 and 2006 it grew a staggering 38.9% (2007 Census Bureau). Over 10,000 real estate transactions were completed in 2005. St George residents term the growth here “a metamorphosis,” “explosive” and “epidemic.”

St. George is not just a retirement getaway, it attracts families of all ages. While St. George has called the attention Californians, its primary appeal has been for Utahns living along the Wasatch Front (Salt Lake City). Just hours away, many Northern Utahns have found St. George to be a spectacular golf-getaway and scenic marvel. Some would say that the fog, snow, and cooler tempuratures of the Wasatch Front and surrounding areas have caused Northern Utahns to catch “cabin fever.” Becasue of this, many retirees, golfers, and second home owners have bought in St. George in order to enjoy year round activities. Also, St. George’s annual average temperature of 77.6 is an obvious lure.

Enjoy A Resort Condo While Offsetting Mortgage or Receiving Potential Income

St. George has certain rental restrictions depending on where you own. One of the reasons St. George’s Sports Village and Las Palmas Resorts have rented so well is because of their special resort zoning. This zoning allows an owner to rent his or her condo on a nightly, weekly, or monthly basis. In most areas of St. George, Including: Bloomington, Bloomington Hills, Green Springs, Entrada, Stonecliff, and Washington resort renting is prohibited . This means that during high season (Easter, the St. George Marathon, or the St. George World Senior Games) one may receive more income on short-term vacation guest rentals, in comparison, to a traditional long-term 6-12 month lease agreement. Another benefit is when St. George condo owners would like to use their condo(s) they would simply notify the vacation rental company of their future visit and would not book any vacation renters for that particular time. In vacation cities such as: St. George UT, Tucson AZ, Phoenix AZ, San Diego CA and Maui, this rental concept is very popular. In addition to Las Palmas and Sports Village Resorts rental benefits, we are excited to announce that Coral Springs and Sand Hollow Resort owners (see “more resorts” link) may also, in order to gain more rental income, rent nightly or weekly. Since Coral Springs and Sand Hollow Resorts are located outside of St. George’s city limits they are not affected by the St. George rental restriction and may be rented on a nightly and weekly basis.
